HomeLife Peninsula Property Management offers a full selection of Strata management services. Our Three-Tier Management System covers all three areas of condominium or Strata corporation property management: Fiscal, Physical, and Administrative.

Fiscal Management

  • Preparation and recommendation of operating budget
  • Collection of data and provide alternatives to facilitate the council's decision making process
  • Assist in establishing assessments
  • Accounting and bookkeeping services
  • Collection and recording of Strata fees (post-dated cheques and other income)
  • Recording and disbursement of all payables
  • Deposit of fees to trust account
  • Follow up on delinquent payments (per council policy)
  • Supply monthly statement of income and expense
  • Supply monthly financial summary
  • Supply comparative statement of variance of expense to budget
  • Supply annual statement of Strata corporation financial affairs
  • Preparation of annual financial statement for filing with Revenue Canada
  • Annual audit

Physical management

Good advice - and quality maintenance. That's our promise.

  • Assist council in setting maintenance standards to be met
  • Prepare operating plan and schedule for regular maintenance and repairs
  • Prepare the bidding process for maintenance and building operation contracts
  • Regularly scheduled inspections of the property, and report to council of building and grounds maintenance concerns or deficiencies
  • Where maintenance concerns exists, they will be photographed or videotaped and filed for insurance or maintenance purposes
  • Emergency Maintenance Services located in the community for quick response, available 24 hours a day, 7 days a week

Administrative Management

Let us handle all of the "detail work" of property management. (All items below are provided on an "as required" basis)

  • Prepare reports for regular and annual council meetings
  • Prepare and send notice for all meetings
  • Assist council with agenda planning
  • Attend monthly council meetings (or as scheduled)
  • Prepare ballots, proxies and other annual meeting forms
  • Attend annual general meetings
  • Research specific subjects for council
  • Provide secretary for taking minutes at meetings
  • Prepare and maintain files for owners list, copies of all meeting minutes, contracts, insurance policies, legal documents, financial records, data on manufacturer's equipment
  • Preparation and maintenance of correspondence file
  • Assist in publishing and distribution of a newsletter

Add-on Services

Occasions may arise where certain functions clearly require expert care. We will assist and/or recommend experts in architecture, law, engineering, taxation and audits.

Consultative or Selective Services

We review the individual needs and objectives of each residential complex, and tailor our management and investment services accordingly. The services we provide are available to Strata corporations on an as-needed basis.
